Buying or Selling a Home in Snohomish County? What You Need to Know About Septic

Back to Blog March 20, 2026 5 min read

Septic issues are one of the top deal-killers in Western Washington real estate. Here's how to protect yourself whether you're the buyer or the seller.

Septic & Real Estate in Snohomish County

Septic system issues are among the most common — and most costly — surprises in Western Washington home transactions. Here's what buyers and sellers need to know.

For Buyers: Always Get an Independent Septic Inspection

A general home inspection rarely includes a thorough septic evaluation. Before closing, hire a licensed septic inspector (separate from the home inspector) to:

  • Locate and access the tank
  • Pump and inspect the tank interior
  • Check baffles, distribution box, and drain field
  • Verify ATU compliance if applicable

The cost of an inspection ($300–$600) is nothing compared to discovering a $25,000 drain field failure after closing.

For Sellers: Get Ahead of It

Proactive sellers who get a septic inspection before listing avoid the dreaded "inspection contingency" that kills deals. If there are issues, you can address them on your timeline — not under pressure.

What Lenders Look For

FHA and VA loans in particular have strict requirements about septic system condition. Many lenders require a passing inspection report before approving financing on properties with on-site septic.

ATU Compliance Transfers With the Property

If the home has an ATU system with an active O&M contract, that compliance obligation transfers to the new owner. Buyers should verify the system is currently in compliance before closing.
